The LHC urban design and landscape team was commissioned by Blue Cedar Homes to develop a masterplan and landscape strategy for a variety of new bungalow and cottage style age-restricted dwellings, together with significant improvements to existing sports facilities on land south of Douglas Avenue, Exmouth.

The proposed new development will deliver much needed sports facilities for the Exmouth community, which will be facilitated by an enabling residential development on the edge of existing urban development.
The residential development will deliver 23 high quality, age-restricted homes within the upper part of the site, whilst the main part of the site will comprise new FA standard pitches including an adult football pitch, youth football pitch, mini soccer pitch, plus two tennis courts, changing facilities, and space for essential parking (disabled spaces, minibus and ambulance).
The proposed design has been developed to ensure that the site sits sympathetically within its context. It will achieve a high quality, residential layout which reflects the character of The Avenues and surrounding natural environment, positioned within the urban edge boundary and reinforcing the distinct boundary between the built environment and the Maer Valley. All properties within the development will face onto a central open green space, and are accessed from one linear street which runs east-west across the site. The active frontage which runs along this route will ensure that the public realm is safe and overlooked, with rear private gardens backing onto the existing hedgerow boundaries and designated landscape areas within the site.
