Approval for 42-home Camborne masterplan for Homes England

LHC’s masterplan for 42 new homes in Camborne for Homes England has been awarded outline planning approval by Cornwall Council.

Working with Bell Cornwell and Pell Frischman, we were commissioned to design a masterplan for new homes on two facing parcels of land in Dolcoath, Camborne. The land sits at the entrance to the much larger residential redevelopment of the CompAir Holman factory site.

The Kerrier Way development, which is being progressed by the Homes England, comprises 42 two-bedroom new homes that will meet planning policy requirements in delivering both 30% affordable and 70% market homes to meet local demand.

The design is a simple structure of perimeter blocks based around a central courtyard and reflects good practice in urban design. The development will have a strong residential frontage with deep front gardens and a distinctive and attractive sense of place, prioritising pedestrians over cars.

Homes will be a mix of apartments and houses, designed to minimise energy use. They will be contemporary in design, using locally distinctive materials such as slate, stone and render with low Cornish hedge or stone wall boundaries.
